Maximise light: Strategically placing mirrors can create an illusion of spaciousness and brightness, particularly effective in smaller rooms or hallways. Clear, well-lit spaces are inviting. Ensure windows are clean inside and out, and replace any broken light bulbs to enhance the overall brightness and appeal of the property. Adding lamps to dark corners can further enhance the sense of openness and brightness throughout the space, making it more attractive to potential buyers.

Light a Fire: On cold evenings or chilly days, lighting a fire can instantly make your home feel warm and inviting, adding a cozy touch that appeals to potential buyers. Even if you don’t have a fire, ensure the fireplace is clean and well-maintained, contributing to the overall charm and comfort of the space.

Curb Appeal: First impressions are paramount, with many buyers forming opinions within seconds of arrival. Enhance your home's exterior by maintaining tidy landscaping, painting the front door, and clearing clutter from pathways.  

Welcoming smells: Bad smells can deter potential buyers, so it’s crucial to identify and eliminate their sources rather than just masking them. Clear drains, wash bins, and open windows to air out any lingering odors. Additionally, remove furniture with embedded cigarette smoke and wash any grimy bed sheets. Good smells can enhance the appeal of your property, making it feel more like a welcoming home. While baking fresh bread or cakes for every viewing may not be practical, consider brewing some fresh coffee to create an inviting aroma.

Bathrooms: The 1970s Avocardo bathroom suites may be something you have grown to love with, but may deter modern buyers. Consider updating to a sleek, white suite, which can significantly increase the property's perceived value without breaking the bank.
